It's very important to make sure the listing information is correct. Please review the MLS information carefully and let your agent know if updates or changes are needed. There is a lot of information that is entered not only manually by the agent but automatically from public records.
A recent listing I seen that had been on the market over 200 days stated that their is NO Community Pool. The community definitely has a pool. This particular property was a condo. When an agent does a search for their buyer they may set up the search to send all properties under a certain price, located in a certain area, they may want only condo's that have a washer dryer hookup in the unit, they may want a carport, and they may only want condo's that have a community pool. In this case when the agent searches and sends out available listings this particular condo will not be sent to their buyer because it is checked that there is NO community pool. As a seller you are missing out on potential buyers.
Who you hire for listing your property is important? An agent that is getting paid didly squat has no skin in the game. They are going to pull in information from the public records and put it on the market.
Details are important. The more details the better. When I go on a listing appointment I pay attention to detail and take a lot of notes. I analyze and determine what details are going to help this home and unit sell. As a buyer what would be important to me. Is it the location, is it the age of the AC unit, type of parking, windows, ceiling fans, lighting, cleanliness, the floorplan, type of floors, the kitchen, size of bedroom or closets, etc. Every home has something that may trigger a buyers need.
